Let's Talk
We start with you — your plans, timing, priorities, questions and what you're hoping to find.

Buying With Samantha
Before we start looking at properties, we'll talk about what matters to you — how you want to live, what makes sense financially and what you're hoping this next move will make possible.
The goal isn't simply to find a house. It's to make a decision you feel good about.
A Thoughtful Approach
My job isn't to convince you to buy a house. It's to help you understand your options well enough to know when the right decision is in front of you.
Sometimes that means pointing out what works. Sometimes it means noticing the things that could become expensive, inconvenient or difficult to change. And sometimes it means telling you that I think we should keep looking.
Throughout the process, I'll give you context, answer the questions you know to ask — and many of the ones you don't yet — and help you separate what matters from what doesn't.
You'll always know where we are in the process, what comes next and what I think you should consider before making a decision.
The Buying Process
Every purchase is a little different, but knowing the road ahead makes the entire experience easier to navigate.
We start with you — your plans, timing, priorities, questions and what you're hoping to find.
Getting your financing in place gives us a clear, comfortable price range before the search gets serious.
We'll separate the must-haves from the nice-to-haves and talk about where flexibility might make sense.
We'll watch the market, tour properties and refine what you're looking for as we learn more.
We'll look beyond first impressions at condition, location, value, potential and the details that matter.
When the right property comes along, we'll build an offer strategy around the home and the circumstances.
Conditions, inspections, documents and the details that need to be worked through before the purchase becomes firm.
I'll help keep the pieces moving and make sure you know what needs to happen between a firm deal and moving day.
Looking Beyond The Listing
When we walk through a property, I'm thinking about how the home works today, what may need attention tomorrow and how the purchase fits into the bigger picture.
Wherever You're Starting
There are a lot of firsts involved — financing, deposits, conditions, inspections, closing costs and paperwork you've probably never had a reason to think about before. I'll help you understand each step without making the process feel overwhelming.
First-Time Buyer ResourcesChoosing a home is harder when you're also choosing a community. We can talk through neighbourhoods, small towns, waterfront living, rural properties, commute considerations and the differences that don't always show up in an online listing.
