8 Tips to Getting Your Home Ready to Sell Without Spending A Lot of Money!

Spring is often when the housing market sees an influx of homes! I always recommend getting ahead of the crowd by listing your property just a bit earlier than most. Fewer homes for buyers to choose from can mean more money in your pocket. While the process of listing can feel overwhelming, don't worry—let my experience work for you! Below is a list of simple, cost-effective tips to make your home stand out, sell faster, and potentially fetch a higher price.

1. Fresh Coat of Paint
Grab a gallon of paint and completely transform the look of your home. Say goodbye to browns and beige and hello to fresh, modern grey and whites. Some of my go-to shades from Sherwin Williams include Repose Gray and Eider White. These colours work wonders to tone down oak finishes and brighten dark spaces, giving your home a clean, neutral look. For a slightly darker tone, try Pussywillow Gray (SW 7643)—it's stunning in any home. If it feels too dark, you can lighten it by cutting it 50%. 

2. Declutter
Staging your home helps highlight its best features while downplaying any weaknesses. Start by depersonalizing and removing unnecessary clutter and decor. Pack away or donate items you won’t need over the next few months. A decluttered space feels more spacious, which will help buyers imagine themselves living there. Don’t forget to clear off the fridge, above the cabinets, and keep your countertop minimal.

3.Fresh Towels & Bath Mats
A small investment in new towels can make your bathroom feel like a spa. Head to stores like Homesense, Walmart, or even The Dollar Store for affordable, fresh towels. Roll white hand towels next to the bathtub, add a bench with bath salts, and a fresh bar of soap to enhance the atmosphere. You don’t need a complete remodel to make a great impression. Focus on highlighting the unique features of your bathroom, like a large bathtub or spacious layout.

4. Deep Clean
A spotless home is essential. To buyers, it feels like their "brand new" home. Schedule a deep clean just before your first showing to ensure everything feels fresh. You can either do it yourself or hire professionals. Make sure windows are cleaned inside and out, and don’t forget to dust the blinds, curtains, and shelves. Clean light fixtures, vents, and even those hard-to-reach cobwebs in high entryways.

5. Update Lighting
Light fixtures can dramatically change the look of a room, and many can be installed easily and affordably. Add a stylish pendant light to a builder-grade kitchen or a chandelier above the dining room table. You can find budget-friendly options on Amazon—many even resemble Pottery Barn fixtures and come with fast shipping through Prime. 

6. Neutral Bedspreads
In the primary suite, aim for a peaceful, neutral vibe. Replace any bold or busy bedspreads with calming white or grey tones. Stores like Homesense offer affordable bedding sets that are perfect for home showings. If you’re not fond of the set, simply swap it out before a showing for a fresh, updated feel.

7. Landscaping
While winter’s still lingering, you can tidy up the yard by removing dead leaves, flags, or old lawn ornaments. Store any worn-out outdoor furniture in the garage to keep the space looking clean and inviting.
